Functional and Operational Considerations

A client's/owner's intention to develop a project comes from a need, a purpose or mission, and a required result. When the design and usage of a facility serves the people who use them and the programs it homes, the project is functionally successful.Programme and functionality are also identified by building type. When designs fall down short of this goal, the price tag can be modest to acute, but the mess ups are often noted more seriously than the predicted successes.

A solid understanding of the functional and physical needs of a project is important to guaranteeing its success. Development in the building sciences in the latter 1900's has pointed towards the need to refocus on programming, planning, creating, and operating facilities that function well, while at the exact same time incorporating new technologies, and creatively meeting other design objectives like supportability, accessibility, safety, energy savings, and environmental quality.

Post-occupancy analysis have shown that early programming and design decisions have heavy effect on the functional quality, and long term potency and usefulness of buildings, initially and over their life cycle. By adopting an integral design approach and quality guarantee processes that extend through all phases of a project, from pre-design through owner occupancy and operation to disposal, with checks at every stage of the process to guarantee confirmation of choices to meet the owner's programme and design requirements, buildings can be functionally successful and therefore more safe, productive, and galvanizing places that augment work and/or livability.

A building function as it is intended is the underpinning of a high quality entire building. The qualities of such a building may not be spotted or recognized, but a poorly working building can be high-priced to fix, if the chance to correct ever becomes available. There are 3 overreaching principles connected with guaranteeing functional building design and operations:

* Account for functional wants.
* Guarantee suitable product/systems integration.
* Meet performance objectives.
